Information used for your rental

This notice covers the WsuLiving application, lease, payment-record and communications system at apply.wsuliving.com. It supplements our main website Privacy Policy. For mobile phone numbers, mobile information, and text-messaging consent, the specific protections in this notice control over any broader or general information-sharing language in the main website policy.

We collect names, email addresses, mobile phone numbers, mailing addresses, rental inquiries, application information, emergency-contact details, rental documents, electronic signatures, payment records, message history, communication preferences, and text-message consent records. Signing and consent records may also include dates, times, IP addresses and browser information.

Renters insurance records

When you submit renters insurance proof, we collect the insurer, policy number, insured name and address, policy dates, coverage amounts, interested-party details, uploaded documents or photos, and expected move-in date. We use this information to track proof for your house and lease year, review submissions, and time insurance reminders. Your personal insurance link allows access to your own proof; keep it private. Insurance submissions and review history are retained as rental records. Insurance proof is not included in the shared household application or lease packet.

How we use information

We use these records to process applications, prepare and administer leases, maintain rental and payment records, communicate about your rental, and protect the system. The completed tenant and cosigner application packet includes both parties’ information and signatures and is shared with those parties and WsuLiving. Household lease documents are shared with the parties to that lease.

Service providers and disclosure

We use service providers, including IONOS for website hosting and data storage and Twilio for text messaging when activated, along with providers for email and form processing, to help operate our website and provide our rental services. These providers may process information on our behalf as needed to perform those services.

We do not sell, rent, or share mobile phone numbers, mobile information, or text messaging opt-in data and consent with third parties or affiliates for marketing or promotional purposes. Access by messaging providers is limited to delivering and supporting our messages. These restrictions apply to all information-sharing provisions in this notice.

We may disclose information when required by law or when reasonably necessary to prevent fraud, address security issues, or protect our legal rights or the safety of others.

Tenant Contact Information and Tenancy-Related Disclosures

When requested by police or Westfield State University officials, we may provide tenant names and telephone numbers for legitimate tenancy-related, public-safety or official investigative purposes, where authorized by the tenant or otherwise permitted or required by law. We verify the requester’s identity and limit the information disclosed to what is reasonably needed for the request.

We may contact a tenant’s cosigner about obligations covered by the cosigner agreement and a designated emergency contact about an emergency. We may contact parents or guardians about tenancy concerns when authorized by the tenant or otherwise permitted by law.

These disclosures are not for marketing or promotional purposes. We do not provide text-message opt-in or consent records to police or university officials merely because they request tenant contact information.

Text messages and your choices

Using our website or providing a telephone number does not, by itself, constitute consent to receive text messages. We obtain consent separately before enrolling you in our text messaging program. Texting is optional. You may choose email only and may apply and rent without agreeing to texts. Each recipient makes their own choice; providing someone else’s number does not opt them in.

WsuLiving, LLC uses your name, mobile phone number, messaging preferences, consent records and communications to provide the informational text messages you have agreed to receive. These may concern rental inquiries, showing arrangements, applications, lease documents, rent and deposits, maintenance, move-in and move-out, trash and recycling, and other tenancy matters, including automated reminders. Consent to this program does not enroll you in promotional text marketing.

Message frequency varies based on your interactions with WsuLiving. Message and data rates may apply. Once messaging is active, reply STOP to unsubscribe from text messages or HELP for assistance. You may also contact email@wsuliving.com to request a preference change.

Email Communications After Text Opt-Out

If you opt out of text messages, we may continue sending non-marketing emails about your application, rental agreement, payments, maintenance and other tenancy matters. Opting out of texts does not change your rental obligations or enroll you in promotional email.

Records and access

We retain records needed to administer rentals, document consent and meet recordkeeping obligations. Access and disclosure are limited to the parties, authorized users, service providers and other recipients described in this notice. Contact email@wsuliving.com to request a correction, ask about your records or request deletion; some records may need to be retained for legal or rental-administration purposes.
